Can foreign nationals own property in Brazil?
Yes, they can. Some places in the world apply restrictions to foreigners willing to buy a property, but this is not the case in Brazil. You have the same right as a Brazilian national. However, when trying to buy a house near the coastline or national frontiers, take into account that special conditions may apply to foreigners or to foreign-owned companies.

Is a visa required to enter Brazil?
Required by all except the following:
(a) nationals mentioned under passport exemptions below;
(b) nationals of EU countries for touristic stays of up to 90 days;
(c) nationals of Andorra, Bahamas, Barbados, Bolivia, Colombia, Costa Rica, Ecuador, Iceland, Liechtenstein, Monaco, Morocco, Namibia, Norway, Peru, Philippines, San Marino, Slovenia, South Africa, Surinam, Switzerland, Trinidad & Tobago, Vatican City and Venezuela for touristic stays of up to 90 days;
(d) transit passengers continuing their journey to a third country by the same or first connecting flight, provided holding onward documentation and not leaving the airport.
You have to meet one of these conditions to apply for a permanent visa:
- You are married to a Brazilian.
- You have a child with a Brazilian.
- You invest 250.000 US Dollars or Euros in Brazil.
- You have reached the age of retirement (50 years) with a pension
